What we build

Technical and works supervision

A contractor's own test sheet is not independent evidence. We supervise contractors on your behalf on ICT and building-services works: we check the work against the drawings and specification every day, witness the tests, keep the snag list and make sure the as-built records match what is in the walls.

What we do

  • Supervision of ICT works: structured cabling, fibre, Wi-Fi, server rooms, access control, CCTV and intercom
  • Supervision of the building services that ICT depends on: electrical, air conditioning and other low-current systems
  • Daily site reports with progress, labour on site, issues and photographs
  • Quality checks against drawings, specifications and manufacturers' instructions
  • Witnessing of installation testing and commissioning, with signed results
  • Snag lists, as-built record checks and a recommendation on acceptance

How we work

  1. 1

Review of the drawings, specification, programme and contract scope

  2. 2

Inspection and test plan agreed with the contractor before work starts

  3. 3

Daily supervision and a written report each day

  4. 4

Hold points: inspections before ceilings close and before cut-over

  5. 5

    Witnessed testing and commissioning

  6. 6

Snag list, as-built review and a recommendation on acceptance

What supervision covers

We work for the client, not the contractor. Before work starts we read the specification and agree an inspection and test plan with the contractor: what will be checked, when, and against which standard.

During the works we are on site, check workmanship and materials, and record the day in a short report with photographs. Problems are raised the same day, in writing, so that they are fixed while the ceiling is still open.

Testing and commissioning

Testing is where defects become visible, so we witness it rather than read about it afterwards. For cabling that means a certification report for every link; for access control, each door tested for entry, exit, power loss and fire-alarm release; for electrical and air-conditioning works, the contractor's commissioning checks witnessed and signed. Every result goes into the record with the date and the name of the person who witnessed it.

Ready for expressions of interest and tenders

Supervision is often procured through an expression of interest or a tender. We can provide what these usually ask for: company registration and tax compliance documents, a methodology and work plan written for the works in question, CVs of the supervising engineers, sample daily reports and references.

Case study

Sysmera project, ongoing

Supervision of specialist contractors on an access control and video intercom upgrade, Nairobi

For an international group's regional office in Nairobi, Sysmera supervises the specialist contractors installing a new access control and video intercom system. Each door is inspected, tested and recorded before it is handed over.

The work is ongoing.

Frequently asked

Are you independent of the contractor?

Yes. On a supervision assignment we are engaged by the client and report to the client. We take no payment from the contractors we supervise.

Which works do you supervise?

ICT works such as cabling, fibre, Wi-Fi, server rooms and security systems, and the building services they depend on: electrical, air conditioning and low-current systems.

Can you supervise works designed by someone else?

Yes. We supervise against the design and specification you give us, and we flag any gaps we find in them.

Do you supervise outside Nairobi?

Yes, across Kenya. For long assignments we agree the site presence and reporting schedule in advance.
